The Vision
Royal Gorge Ranch & Resort exists because the best places to live should also be the best places to play. This is not a subdivision with a trail and a picnic table. It is 800 acres of gated, eco-adventure community with 14 built-in activities, net-zero energy homes, and direct access to some of Colorado's most dramatic outdoor destinations.
The property was designed from the ground up to merge adventure with everyday life. You do not drive to a trailhead. You do not pack gear into a car and hope for a parking spot. You walk out your front door and into 800 acres of mountain biking trails, climbing routes, disc golf fairways, and community gathering spaces.
Every decision — from underground utilities and electric-only on-property transportation to the modular home designs and the drive-in, hike-out philosophy — was made to protect the land, the experience, and the long-term value of the community.

Ty Seufer
Founder & Developer
Ty Seufer is a Canon City native and long-term business owner in the Royal Gorge region. In October 2018, Ty and his wife Anna purchased the historic 805-acre Buckskin Joe property with a vision to create something Colorado had never seen: a first-class, gated recreational retreat that puts world-class outdoor recreation at every resident's doorstep.
Ty's roots in the area run deep. His family of businesses in the Royal Gorge region includes whitewater rafting, zipline tours, vacation rentals, and restaurant and bar operations. This portfolio of outdoor recreation and hospitality experience directly informed the design and development of the Ranch & Resort.
The result is a community that reflects decades of local knowledge, a genuine commitment to the land, and a belief that where you live should inspire you every day.

Buckskin Joe: Old West Movie Set & Tourist Attraction
For decades, the property operated as Buckskin Joe, a frontier town and Old West movie set that hosted Western film productions and welcomed tourists to the Royal Gorge region.
Billionaire Bill Koch Purchases the Property
Billionaire Bill Koch acquired Buckskin Joe and moved the frontier town, building by building, to his Western Slope property. The land sat largely untouched after the removal, preserving its natural features (glacier-carved rock formations, ridgelines, meadows, and wetlands) for future use.
Ty and Anna Seufer Purchase the 805-Acre Ranch
In October 2018, Ty Seufer and his wife Anna purchased the 805-acre former Buckskin Joe property with a vision to create a one-of-a-kind, first-class, gated recreational retreat. The acquisition marked the beginning of Royal Gorge Ranch & Resort and a new chapter for this historic piece of Colorado land.
Local Media Announcement
Local media reported the purchase in October 2018, along with Ty's plan to turn the former movie set into a retreat for mountain bikers and hikers. The lot plan has changed since then; today it is 152 lots of about three acres each.
Vision Article & Trail Transformation Plans
In February 2019, the development vision was published, detailing plans for trail systems, climbing routes, disc golf, community gathering spaces, and eco-friendly modular homes. The former Buckskin Joe site was earmarked for transformation into an extensive network of walking and biking trails.
Roads Cut, Named, and Graded
By September 2019, infrastructure development was well underway. Roads were being cut, named, and graded throughout the property to provide access to lots across all eco areas. The road network was designed to follow natural terrain contours, minimizing environmental impact while ensuring year-round access.
Major Press Coverage: Buckskin Joe Transformation
In October 2019, the local press covered the transformation of the former Buckskin Joe property into a gated eco-adventure community, including the restored railroad trestles and the Gunslingers Clubhouse, built from the last Buckskin Joe building left on the land.
IRC 2006 Building Code Compliance Announced
In December 2019, the development announced that all TOPOS Homes would meet IRC 2006 building codes — snow loads of 40 lbs per square foot, wind resistance of 120 mph, and full 2018 energy code compliance. The announcement underscored the commitment to building homes engineered for Colorado mountain conditions.
Website Content & Community Expansion
The Royal Gorge Ranch & Resort website received a major content update, expanding information on eco areas, homes, activities, and community features. On-site amenities continued to develop, including the 30-hole disc golf course, climbing routes, bike park, and Gunslingers Clubhouse.

A refreshed website provides updated information on available lots, TOPOS Homes configurations, resident FAQ, and the full range of on-site and regional activities that define the Royal Gorge Ranch & Resort lifestyle.
